Portland Oregon and Vancouver Washington have demonstrated historically to be a very solid market. Even with the crazy highs and lows as seen in the rest of the country we are holding our own and Portland Oregon real estate values are on a nice even platau to keep chugging along at a steady 5 % appreciation. Home value appreciation in Portland Oregon in 2000 was 5 %. Portland and Vancouver appreciation was 5% in 2001, 2002, 2003 and 2004. Portland Metro caught the ka-ching fever in 2005% at 10% and went just a little nuts in 2006 and jumped up to 14%. Florida, Las Vegas and Arizona went totally bonkers and were showing gains of 40%-50%. Remember the phrase the bigger they are, the harder they fall? You may have heard on the news of the dealth spiral of home values and the loss of appreciaion l to the bottom and - and more! Portland Oregon and Vancouver Washington chocked up a gain in 2007 at 6.3%. The rest of the world and the banking crises
caught up to Portland and Vancouver just a little at -3.7% and -12.1% in 2008 and 2009, BUT overall we're hanging in there on a 10 year average appreciation of 5%. Yup, that's 10 years at an average of 5%. There's something about Portland, Vancouver, and the Northwest that keeps us weird and keeps us steady. The outlook for the coming years for Oregon and Washington: a steady real estate market and hopefully staying just a little weird. I mean how can the annual rainfall of 42" not be a little weird - and very, very, green! |
